Santasi Anyinam House Prices in 2026 – My Honest Findings

If you are looking for house in Santasi Anyinam to buy, I will not lie to you, the place is expensive now. Yes, very expensive.
Last week I followed one agent to check a 6 bedroom house on the Santasi Anyinam hill. He said 3.5 Million cedis. I laughed, but when I entered inside, I understood. The place is solid. Big compound, very spacious car park, and the view from upstairs you can see the whole of Santasi.
So how much are they selling now? As of September, 2026:
In Santasi Anyinam proper, if you want completed 4-6 bedroom house, prepare 2.5M to 3.5M. No 2M house again. Finished.
In Sokoban which is close to Santasi Anyinam, you can still get 3 bedroom for around 900k. That one is also still high but at least manageable.
For just land – empty land in Santasi Anyinam, chiefs are selling one plot for 250k to 400k depending on how close it is to the main road. The ones near the tarred road, 400k. Inside inside, 250k.
Why everyone wants Santasi Anyinam now?
I asked the agent and he told me 3 things:
1. No noise. After 8pm Santasi Anyinam is very quiet. Unlike Ahodwo where cars still make noise.
2. No flood. The hill side water flows down, so even when it rains heavily like last week, their compound was dry.
3. Close to town but still feels like you are outside Kumasi. From Santasi Anyinam to Kejetia is like 20 mins if there is no traffic.
Before you go and buy, please check these:
I have witnessed 2 people who were scammed in Santasi this year alone. Both bought land with fake indenture.
– Make sure the land is not family land with court case. Go to the Asantehene land secretariat and check.
– Don’t pay full money at once. Pay 60%, then when they cut and make pillars, pay the rest.
– Go in the evening around 5:30pm. See the area yourself. Some places look nice in morning but evening there are issues like armed robbers and thieves.
